Who Needs an EICR Inspection?
An EICR assesses the condition of a property’s fixed electrical installation and identifies damage, deterioration or safety issues that may require further action. EICR inspections are commonly arranged by landlords, letting agents, homeowners and commercial property operators.

Landlords
For rental property electrical safety requirements, existing EICR renewals and preparation for new tenancies.

Letting Agents
For managed properties, portfolio inspections, tenant access coordination and landlord compliance support.

Homeowners
For older electrical installations, property purchases, planned renovations or concerns about the condition of fixed wiring.

Commercial Premises
For offices, shops, restaurants, warehouses, clinics and other commercial electrical installations.

EICR Legal Requirement for Rental Properties
In England, landlords must ensure that electrical installations in rented properties are inspected and tested by a qualified person at least every five years, or sooner where the previous report specifies an earlier date. The landlord must obtain an electrical safety report, usually an EICR, and keep it as part of the property’s compliance records.
A copy of the report must be provided to an existing tenant within 28 days of the inspection and to a new tenant before they occupy the property. If the EICR identifies remedial work or further investigation, the required work must normally be completed within 28 days or within any shorter period stated in the report.

Common Reasons Properties Fail an EICR
An EICR may be marked unsatisfactory if the inspection identifies electrical safety issues that require urgent action, improvement or further investigation.
- Old or damaged wiring
- No RCD protection
- Unsafe consumer unit
- Poor earthing or bonding
- Exposed live parts
- Overloaded circuits
- Damaged sockets or switches
- DIY electrical work
- Water damage near electrics
- Water Damage or Signs of Moisture Further investigation may be required where moisture could affect electrical safety.
- Poor circuit identification
- Signs of overheating

If your EICR is unsatisfactory, the report should explain the issue and what action is required before the installation can be treated as satisfactory.

Frequently Asked Questions
1. How much does an EICR inspection cost in London?
Residential EICR inspections start from £75. The final price can depend on property size, number of circuits and consumer units, access, parking and location. Commercial EICRs are quoted after reviewing the premises and electrical installation requirements.
2. Is an EICR a legal requirement for landlords?
Yes. In England, landlords covered by the electrical safety regulations must ensure that electrical installations in rented properties are inspected and tested by a qualified person at least every five years, or sooner if the previous report specifies an earlier date.
3. How long does an EICR inspection take?
The inspection time depends on the property size, number of circuits, access and condition of the electrical installation. A small flat will usually require less time than a large house, HMO or commercial property.
4. What happens if my EICR is unsatisfactory?
An EICR may be marked unsatisfactory where observations such as C1, C2 or FI are recorded. These indicate danger, potential danger or the need for further investigation. For regulated rented properties, required remedial or investigative work normally needs to be completed within 28 days or sooner if the report specifies a shorter period.
5. Do you provide EICR reports by email?
Yes. Your completed EICR report is provided digitally after the inspection and report preparation have been completed.
6. Do you provide commercial EICR inspections in London?
Yes. Commercial EICR inspections can be arranged for offices, shops, restaurants, warehouses, clinics and other business premises across London. Commercial pricing is normally confirmed after reviewing the property and electrical installation details.
7. Can letting agents book EICRs for multiple properties?
Yes. Letting agents, landlords and property managers can arrange inspections for individual properties or larger portfolios, including multiple addresses and coordinated appointments.
8. Do I need a new EICR every time a new tenant moves in?
Not necessarily. If the electrical installation was inspected less than five years ago, the existing report remains applicable and does not require further investigative or remedial work, another inspection is not normally required simply because the tenant changes. The landlord must provide the new tenant with a copy of the current report before they occupy the property.
